Mr F just told me that our neighbor called (the one with the 30K over our price house on the market).
It sold FOR CASH.
In less than 2 weeks.
Oh, and he did it For Sale By Owner to boot.
The good news? (if you can call it that)...
He's prepared to rent our house come August, and buy our lot to build on. That's not really the best answer but it will at least help should we still be holding the house then.
But more than that, I'm just wondering what the fuck is going on?
Two more people came to our house yesterday. At this point we have had some ridiculous number of showings in the past nearly 4 months... I mean really... 80?...100? Something like that.
EVERY single person leaves feedback that the house is great, in excellent condition, a 4 or 5 out of 5, and that they are "Somewhat" or "Maybe" interested. But nobody (except those jackasses) comes back with an offer. And with our neighbor's house selling so quickly, for so much, I'm not even sure it's a price issue.
I mean CASH?! No realtor fee?! Kill me now, please.
Since we aren't getting any negative feedback we just sit wondering what it will take to get an offer.

And people love it, realtors have said it's they're favorite house.... and... yet... nada.
The only good news is that since he did it without a realtor we have more confidence that we can too. Our contract is up on 7/31. Then we'll got FSBO and at least be able to save the commission.
oh sweetie, i am so sorry. i can't wait for you to get back here! sorry i haven't been around much..crazy times. btw, have a great story about the duplex you tried to buy,. talked to realtor who sold it. the cash people you lost too wanted to mortgage it and then didn't go through. ended up selling it to someone else...

Yeah, we heard. Amy is our realtor, too. We love her. It got re-listed at 265K which is more than we can do and still have our other house. Still hoping the white house comes through... before school starts!

Who told you that? He did? I would take it with a grain of salt. It seems very convenient that he wants to rent your house too, after being such a dickwad. I can see him building on the lot and wrecking up your lawn area int he process, then saying "Too bad, so sad" for you at the end.

I think you have a very bad broker. I understand this because we had one too. I can understand wanting to go FSBO, or perhaps look into Assist2Buy. I also have had great experience with Keller Williams, who will be my broker when we sell the house next year- I think the way they run their business makes for much better brokers.
But how can this guy buy your lot- doesn't the other neighbor have first dibs? Unless you ask for more than the other will pay? Just make certain that if he builds, he doesn't build too close... like my neighbors with the driveway over our property line...

Not sure if you're confused about our neighbor or what, but he's no dickwad. He's just about the nicest man on the planet. He was the previous owner of our house, built his house (that he just sold) next door, and wants to do the same on the other side.
In fact, I wouldn't be surprised if he BOUGHT everything off us because he felt bad—that's how nice he is.
If Mrs F sounds pissed, it's not because of the neighbor, it because of the arbitrary nature of this whole nightmare.

Yes to what Mr F said. This guy is the neighbor/former owner of our house and lot. We are legally obligated to give him first refusal on a lot sell. He's a decent guy and a great builder who we would absolutely trust to do a great job on the house he'd build... both in terms of protecting our property but also fitting in aesthetically in our hood. Which is why his new house sold so fast. He originally owned our house and two lots (one huge lot subdivided) built on one and sold us the others. The sale is legit... the mls has already removed the listing. We're not giving him a deal on the lot, he'll have to pay full price. He is a good guy, and as far as a renter would go, we know him and trust him, so he's better than the alternative.
But if it was on the MLS, it couldn't be FSBO- unless things are really different in your state, only brokers can list on MLS. Of course, perhaps he's a broker. But then he needs to pay the other broker her cut? That's why folks use Assist2Buy- they basically line charge for things like MLS listing, rather than expect half of the 5-6%.
Maybe he would take care of selling your place for a small fee? Or deep gratitude?

you can be on the mls if you do one of those FSBO deals, it's like $300 bucks and gets you the sign, lockbox, mls, realtor.com listing, etc. We thought about it but weren't sure it would work. It did.
yeah, not the tree cutter. We're secretly pleased if our neighbor does end up buying the lot because he'll run his driveway through the back of the lot right where the tree cutter put in his retaining wall ;) (we did warn tree cutter that that might happen)

Yeah, it would be better if it was your house that sold, but all in all I think it's a good thing that the house next door sold quickly. It just might give a potential owner the kick in the butt they need.

It's also good because it validates our price point. And that's not nothing. Had he under sold us, that would have been a much bigger problem for us to overcome. He's a direct comparable.
