The Word

Yes!

the owners have accepted our offer

BUT

It is a short sale. So now the waiting begins. The offer now goes to their bank (s) for approval. This could take months. We will get weekly status updates from their realtor.

It is a 1935 home built for the Methodist church down the road as their rectory. It is all original inside (which we personally love) and just needs the floors to be refinished & fresh paint (well that and a furnace... but that's part of our offer). It has a two car garage, a dry & waterproofed basement (yay!) & a walk up attic that could be finished. So it's perfectly perfect. I have space to have all my workout equipment and Mr F can have his desk completely out of sight (YES!!!) in the basement. There is also a two car garage for our excess outdoor hoarding storage space. It's three bedrooms and has the sweetest little library nook right off the living room which is PERFECT for lining with the kid's toy shelves. It also has original sconces throughout (I know some of you will be jealous of that). And a telephone nook... and an actual entryway with coat closet (haven't had one of those yet!).

AND it's one block down from our old house... and all our old neighbors! Kid is very excited and is clearly put at ease being able to picture exactly where we will live, and exactly what park she will be playing at, and exactly what ice cream shop we'll be walking to.

Hopefully! Fingers crossed! We still need the bank to give it the OK.

Oh, and did I fail to mention it's just about 100K cheaper than the first house we bought in Ann Arbor... 10 years ago. See? That's why we're doing this.

This is so exciting! My fingers are crossed that you get things going on this sooner rather than later. It must feel so good to have something positive happen. You guys deserve this.

The sooner you guys are settled back up in AA, the sooner we can get back to talking about food shopping, organic foods, trader joe's & target purchases and dinner ideas;)

also... the property line guy came to my door yesterday and apologized and gave me a hug. It was crazy. And we have another showing coming up next week. I kind of think the four leaf clover really was good luck.

It means the lender has agreed to take less than is owed on the mortgage, to avoid foreclosure and it's added expenses. Typically they'll take 80-90% of the current appraisal value. These poor people still owe 100K over their asking price on it.

I hope so too. The last potential buyers ended up walking away before the bank closed on it (which is the good thing.. if something better comes along we are free to walk away and take it). Because of that they now have been assigned a negotiator... so... hopefully it'll only take 2 months instead of 4.


Thanks everyone! It is super cute and has the potential once it's cleaned up to be a really nice house. We feel really good about it.

yay! Congrats! keeping fingers crossed that it happens quickly on both ends. Is that unfinished attic for hyper-meddling blog readers to stay in a la "flowers in the attic" style? just a joke!

is kid one of those people who can just look at a patch of 4 leaf clovers and find one? I'm not but always wished I was.

It's exciting alright!

Once the bank approves the short sale, we just need to have "lindalou" complete her inspection of the house and sign off on all the paperwork, and we're all set!

that's amazing! Congratulations (fingers are still crossed for luck until its final). Put up pictures when you can! We had a laundry chute at our old house. I used to love throwing barbies attached to "parachutes" down it.

She just started finding them. Our whole yard is clover so I think that raises the chances quite a bit ;) Her teacher has the eye for them and has been helping her learn how to find them.

It makes a huge difference to feel that there is something I'm working towards. I'm MUCH happier, this all seems so much more bearable and temporary. Window shopping online for new furniture, I'll never end up buying, is a pretty good diversion too ;)

It's so cool to go back to a familiar area, and so close to your old house. I'm curious. When you lived there before, did you ever drive by this house and say to yourself..."I wish I had that house". I've never moved back to the same neighborhood, but there are plenty of houses I've said that about. (btw- I've commented on your blog two or three times over the past several years and every time I had to open up a NEW Google account because it didn't remember me...very frustrating...)

I hope things go super quickly, I've been where you are and it's NOT fun.

The laundry chute is truly awesome. You realize that your girls will find multiple uses for this and you will probably be finding all kinds of crazy stuff in your laundry room, right?

First of all, congratulations! I hope the power of the 4 leaf clovers continues for you.

The laundry chute...just beware...out of sight = out of mind. This means that you may discover a pile of laundry that is taller than you. (It happens to me all of the time.)

We always thought it was a cute house, it wasn't one we dreamed about because it was on our same busy street. We always wanted to be off of it... but... with the price what it is that road isn't looking so bad anymore ;)

And a laundry chute!!! Whooot!!! I love my laundry chute. It sounds so perfect, and you know I'm a freak for lighting, so I'm going to need photos of the sconces once you're in. Congrats on getting through the first step. I hope the bank cooperates!
